The housing target is a completion problem, not an announcement problem.

Council reporting through August 2026 showed approvals and commencements higher than when the Housing Accord began. Completions still have to come out of a workforce that is already on other jobs.

The National Housing Supply and Affordability Council August 2026 report set out the arithmetic again. Australia has a target of 1.2 million new homes. Approvals and commencements have risen compared with the quarter before the Accord period. In the March quarter 2026 there were 244,000 dwellings under construction.

Homes under construction already need trades. Homes approved but not started are still a drawing and a finance conversation.

If you already have work, protect the programme you have. If you are chasing housing work, ask how many similar packages the same client has actually finished in the last year.

Keep the language boring

Targets are a government document. A completion is a set of keys. Write down procurement, shop drawings, lead times and the people who can run a level.
